Here at Redline Real Estate, we realize how blessed we are to be part of a successful real estate team. We're extremely grateful for what we have, and we realize there are others that are less fortunate.

This is why we want you to help us give back to the Calgary Drop-In Centre. On December 14, we will be hosting a luncheon for those who need us most. You can either come in person and help serve the food, or you can help out by donating items that we need. 

Here are some of the items we're looking for: 
  • razors, shave cream, hand lotion, towels
  • men's and women's underwear, especially oversized men's clothing
  • boots, safety vests, hard hats
  • new or used computers
  • ice packs, Ibuprofen, Tylenol, Vitamin C, cough drops
  • coffee, sugar, or creamer 


Warm clothing, non-perishable foods, and cleaning supplies are always helpful. If you can't make it to the event, any and all of your donations would be helpful. 

The Calgary Drop-In and Rehab Centre is open 8am-6pm on Monday through Wednesday and from 8am to 4pm on Thursday through Sunday.

3 Ways to Take Advantage of the Calgary Real Estate Market

Today, we're going to talk about three ways to capitalize on this year's real estate market.
  1. Surrounding inner city land prices are low. The last couple years, things have been really busy. Developers jumped into the market, driving land prices up in the inner city to an unsustainable point. Now, with oil prices down and sales volume down a lot. Developers have fled out of the way, and now we're seeing up to $100,000 discounts on inner city land! Now is a great time to grab up any RC2 properties. With the interest rates, you can generate a cash flow and sell the property again in a better market. 

  2. Trade up. Low interest rates and a high supply of homes in higher price brackets make now a fantastic time to sell your current home and move up into a new price point. You can get a bigger discount on your purchase than what you have to give up on your sale. Right now is a rare time, because you will gain equity by moving up.


  3. Invest! The condo market is extremely oversupplied. This year is a great year for investing. You can capture some deals due to the high supply. Condo properties are very easy to manage, and if you've been waiting to purchase an investment property, this year is the year to do it!

Five Notes about the 2015 Real Estate Market

There are opportunities to take advantage of the Calgary market this year. I’ve reviewed some numbers I’d like to share with you today. 
  1. The benchmark housing price has remained flat. Despite the low oil price economy, massive job layoffs, negative news, and political instability, this holds true. Last year was our best year ever, and today, we are at the same pace. We’ve been incredibly busy. 
  2. Today, we experience the best fixed rate and variable rate mortgage. It’s the most attractive these rates have been in over a decade! Take advantage of these and refinance. Consider trading up your home for a larger property. 
  3. The total sales volume is down. It’s down by 20% on average across the city and local region. 
  4. Current inventory is approximately a three-month plus. This time last year, it was at about 1.7 months. Although it doesn’t seem like a difference, it’s an 80% increase in the amount of time to list and sell properties in the market. This is an absorption rate, which means sellers need to be patient and price appropriately. 
  5. The luxury real estate market has collapsed. This time last year, we had nearly 750 homes sell over a million dollars. Now, we sell more homes with the $425,000 to $450,000 price range. That’s a 50% drop off in the luxury market.

Today we are going to be talking about why the holiday season might be the best time of year for you to sell your home in Calgary. We’ve got 5 reasons we are going to share with you today and as you’ll see, there are some unique benefits to listing your home during this time of year. Here they are:
  1. Accelerated timeline. Deals get done quicker in the winter months. People who are out there looking to buy are serious about getting a deal done, and want to get one done so they can get their families moved in before Christmas.
  2. Less competition. Every year, many home sellers remove their homes from the market when the fall hits for a variety of reasons. Without a huge amount of homes on the market, your home stands out more to buyers. Less competition equals quicker sales, better terms, and a better price.
  3. Homes show better. Typically, homes that are decorated for the holidays show better during the holiday season because they are decorated to invoke feelings of coziness and family in a buyer. 
  4. More time. Buyers generally have more time to view homes during the holiday season because their kids have a reduced schedule and they have vacation time off of work as well. 
  5. New jobs and relocation. January is typically the month where employee transfers happen. Those people relocating here are looking heavily right now, and want to get a deal done before the end of the year and they start their new job.
